Job Overview
The Experienced Property Manager plays a pivotal role in delivering comprehensive management services for a diverse portfolio of strata buildings. This role involves active participation in essential meetings such as strata council and general meetings, conducting thorough property inspections, overseeing employees and contractors within the portfolio, and executing key financial and administrative functions.
Key Responsibilities:
• Prepare for and attend strata council meetings, annual general meetings and special general meetings
• Take and draft minutes of meetings
• Receive, review and respond to correspondences and emails on behalf of the strata management or rental management clients
• Review and distribute monthly financial statements prepared by the Company
• Draft annual operating budgets
• Perform CAM reconciliation for commercial clients
• Review and approve invoices on behalf of clients
• Collect strata fee and rental arrears as directed by the client (including preparing eviction notices, lien documents etc)
• Review and sign Form B & Form F and other documents prepared by the Company
• Administer client website content using website infrastructure provided by the company
• Advise clients on relevant sections of the Strata Property Act and/or Residential Tenancy Act and other legislation that is within the scope of the Contractor's duty and expertise.
• Carry out the lawful instructions of clients diligently, professionally and competently.
Skills & Qualifications
• A minimum of 5 years of proven expertise in managing residential strata properties, with a preference for experience across diverse property types, including new developments, high-rises, high-density, and mixed-use strata properties.
• Demonstrated commitment to a strong customer service mindset, ensuring client satisfaction is a top priority.
• Exceptional efficiency, organizational prowess, and adept time management skills to handle the demands of property management effectively.
• Ability to thrive in a high-volume, fast-paced environment, demonstrating resilience and effectiveness under pressure and tight deadlines.
• Possession of a valid driver's license, enabling flexibility and mobility in fulfilling property management duties
• Comfortable and proficient in utilizing technology to streamline and enhance property management processes.
What We Offer
Compensation: $80,000.00-$100,000.00 per year.

Each of our Property Managers, on average, is responsible for eight buildings and about 800 units.
Yes, we have a highly experienced team. All our Property Managers have a minimum of three years of experience in the industry. On average, those in our office have 10 years of experience.
We know that problems arise outside of office hours, so all our Property Managers are responsible for their building after hours. We have a paging system that contacts the Property Manager directly to respond to emergencies. If the Property Manager is not able to respond within 15 minutes, the Managing Broker is alerted.
No, our prices are competitive. While our base fee may be higher than other management companies, we do not add additional service charges. In this way, you can budget for our fees more accurately, and receive better service.
No. We are committed to providing the best service and the best options for the buildings we manage, honestly, reliably and transparently. Under no circumstances do we receive additional commissions from third party contractors.
We are proud of the longevity of our Property Managers. Many of our Property Managers stay with the company for most of their careers. Our remuneration along with a reduced portfolio of buildings makes us one of the most desirable places for Property Managers to work and thrive.
Yes, all our Property Managers act with diligence to implement the capital plans in the depreciation report or to assist the Strata Corp. in obtaining one.
Yes, we are actively involved in the day-to-day management of the properties in our portfolio, and meet contractors on site, to ensure all work is planned and managed effectively and efficiently.
All the Strata Corporations we manage are fully automated online. We offer full interactive websites to all the owners in buildings we manage.
